Phase One Milestone Inspections

The Phase One Milestone Inspection is a required visual inspection of a building’s structural components, conducted by a licensed Professional Engineer (PE). This phase is designed to identify any visible signs of structural distress or damage—without the need for destructive or invasive testing.

This inspection is mandatory for 3+ story buildings (such as condominiums and cooperatives) once they reach a certain age, per Florida Statute 553.899 or other applicable local laws.
